Although there are plenty of people willing to give you new-fangled advice on how to sell your home quickly, with everything from feng shui to playing the right kind of music being touted, there are still some tried and tested methods which work for many people. People have been selling their homes in pretty much the same way for hundreds of years, so let’s take a look at some proven methods which will help achieve a fast house sale:

Get the kettle on:

Yes it may be a little bit of a cliché, but when you walk into a home which is full of the smell of fresh coffee, doesn’t it make you want to slip off your shoes and sit down to have a nice chat? This is the idea behind having a pot of coffee on the go when people look around your house; it’s a smell that most people associate with being at home and in comfort. Of course, you could even offer your viewers a cup, just to show them what a friendly neighbourhood it is.


Clean and Tidy:

This should go without saying for most people, but if you are trying to sell your house quickly it is definitely a good idea to make sure your home is clean and tidy when people arrive. When potential buyers view your home, what they are essentially doing is imagining themselves living in your house. If you present a house to them which is messy and has things lying around all over the place, your viewers will start to think this is not how they want to live. Of course, just because your house is messy doesn’t mean that they will have to have a messy house, but this is certainly not a good vision to give them.


Photos of the Family:

This is a little bit of a cynical one, but if the people viewing your house see photos of happy smiling family members, especially kids, this might just give them a little warm feeling inside about their future. For potential buyers who already have a family these photos will make them feel that they could be at home here, and for any couples thinking about starting a family, your photos may make them feel as though your house is the place to do it.


Fresh Bread:

Another kitchen-based classic, if you’re the type who likes to do a little bit of baking, why not stick a loaf in the oven before your viewers are scheduled to arrive? The smell of fresh bread is one of the most tantalising and belly growling you can imagine, and immediately makes people think that they could be doing exactly the same if they purchased your house. Many families feel most at home in the kitchen and food and drink is a big part of that.


Fresh Flowers

To finish things off, when you’re trying to sell your house fast, put a nice big bunch of fresh flowers on the mantelpiece. After all, everyone loves flowers and this little extra effort will make your house feel like a home.

    Not sure about the advice on photos – my thoughts are that you want people to visualise the house as theirs so photos of people they don’t know don’t do this.

      It’s a fair point Richard, I think adding personal photos can go either way.
